What does Apice do, in one sentence?

Apice is a Central Florida engineering, architecture, and permitting firm that provides coordinated technical support from pre-purchase due diligence through Certificate of Occupancy.

Which Florida jurisdictions do you work in?

Strongest depth in Orange, Seminole, Osceola, Volusia, and Lake counties (Central Florida). We've worked across most major Florida jurisdictions on specific projects and can advise on jurisdiction-specific permitting strategy statewide.

Do you do residential, commercial, or both?

Both. Residential includes single-family, ADU, multifamily, and mixed-use. Commercial includes retail, office, industrial, and adaptive reuse. The framework is the same -- early evaluation, coordinated disciplines, clean submittals, construction support.

What's a typical due diligence engagement?

Site review, zoning analysis, environmental flags, utility availability, code constraints, and a written technical opinion on what the property can support. Usually 1-2 weeks; cost depends on parcel complexity and the depth of analysis requested.

Can you handle a project from start to finish?

Yes. Apice can lead the full sequence -- due diligence, schematic design, design development, construction documents, permitting, and construction-phase support. We can also engage on a single stage if that's what the project needs.

Are you a Florida-licensed firm?

Apice operates with the appropriate Florida professional licensure for the services it provides. Specific PE, AIA, and General Contractor credentials applicable to a given engagement are confirmed in writing as part of the engagement letter.

What is the Live Local Act and why is it on your services page?

How do you price engagements?

Most early-stage work is fixed-fee or hourly retainer with a defined scope. Full design engagements are typically fixed-fee with a clear deliverable schedule. Permit and construction support can be hourly or by-stage depending on project complexity.

What's the relationship to River Business Corp?

Apice is a brand within the River Business Corp platform. River brings the development, project-management, and construction layers; Apice brings the engineering, architecture, and permitting layers. The platform lets clients access both as needed without sourcing from separate firms.

Do you work with non-developer clients?
